North Shuswap Demographics:

The North Shuswap©

The community of North Shuswap is located on the North shore of the Shuswap Lake approximately 45 minutes drive East of Kamloops. The community is comprised of 6 sub-areas known as Lee Creek; Scotch Creek; Celista; Magna Bay; Anglemont and St. Ives. The road through the North Shuswap leaves the Trans Canada Highway at Squilax, is paved and well maintained with many scenic kilometers following the shoreline.  Scotch Creek is just North of the Trans Canada Highway (TCH #1), and is approximately 60 minutes from Kamloops, 2 hours from Kelowna, 4 hours from Vancouver and 6 hours from Calgary.

A New Route from the highway at Squilax to the Sun Peaks Ski Resort area is being planned.  Via this route, Squilax would be a 20 minute drive from Sun Peaks door to door.

The community of the North Shuswap is located in Area F of the Columbia Shuswap Regional District (CSRD). The CSRD office is located in Salmon Arm. The CSRD Representative for Area F is Denis Delisle; our MLA is Liberal - George Abbott and our MP is New Conservative - Colin Mayes.

The community of Celista currently has no zoning.  Anglemont brought in zoning through Bylaw 650 in 1998, Magna Bay brought in zoning through Bylaw 800 in 2003 and Scotch Creek & Lee Creek received their zoning through Bylaw 825 late in 2005.  All areas in the North Shuswap require building permits and building inspections as of June 2001.

The population of the North Shore is approximately 6,000 people in the off season winter months and over 30,000 people in the peak summer months.  Primarily driven by the Tourism industry involving the lifestyles of lakeshore living.  The Shuswap Lake is perfect for swimming, boating and water skiing while the beaches and parks are perfect settings for picnicking and camping.  Off trail motor cycling, quading or snowmobiling range in terrain from novice to extreme expert.  A relative new sport, mountain biking is now offered in the area with world class professional trail systems.  Additional recreation is offered with golfing, fishing, horseback riding and hiking.  The area also offers unique shopping opportunities with arts and craft shops featuring many local artists.

The North Shore community offers the locals and tourist with all the required amenities including grocery stores, hardware stores, medical offices, dental offices, restaurants, coffee shops, gift shops, schools, churches, fire protection services, professional offices and related services.  The majority of these services being offered in the community of Scotch Creek.

The North Shore Community has been very pro-active in looking at opportunities to attract and build their year round residencies, with positive planning commitees to provide long term infrastructure services of water, sewer and power.

Sales statistics from the Multiple Listing Services, Okanagan Mainline Real Estate Board show a healthy and steady increase in the sale of residential properties on the North Shore.  With $1.8 Million in residential lot sales in 2000 growing to $10.9 Million in 2006; and $6 Million in residences growing to over $27 Million in 2006.  With an actual shortage of infrastructure and residential properties, lot sales in 2006 sky rocketed to almost an unprecedented $11 Million.

During the past three years, from 2003 to 2006; we have seen an increase in the population of the North Shore averaging approximately 250 residential components each year, of which an estimated 50% are year round residential purchasers. ©
